1. Home buyer - Family moving to Brisbane with budget up to $800,000.

Having interviewed this family to qualify a client brief, Property Searchers commenced looking for a family home close to good schools, transport and the city. Property Searchers came up with four options across a four week period, the last being a property originally listed at $900,000 which had been inspected by us some ten weeks previously. Our valuation confirmed the property’s value at $820,000.  After some tough negotiation over 7 days our client bought the property for $780,000 and they were ecstatic, the home presented more than they wanted for less money, making them …. Feel right at home!!

2. First home buyer - Young couple looking for first home with maximum budget of $550,000.

These first home buyers were looking for a newer style home or townhouse in good condition in Paddington, Ashgrove or Bardon, but were also happy to defer to our market advice as well.  Adopting a lateral thinking approach Property Searchers located a post war home in excellent condition, built by its current owners in 1947, on a 607sqm lot.   The property was already under offer, but no contract had been signed.  We recommended a signed cash contract with a $10,000 reduction against our actual valuation of the home, and got it.  Our clients could not believe they had been able to purchase a house in Bardon for $20,000 under their budget. They told us, "we would never have looked at something like it, but we love it and that's why we hired a professional!."

The moral: Don't judge a house by its facade!

3. Investor - Brisbane based international pilot with maximum budget of $720,000.

The brief from this investor was to look for a capital growth property located in close proximity to the city.  Property Searchers were approached by a local real estate agent with a property that had been on the market for a period of eight weeks listed at $875,000 which was valued by the Property Searchers team at $800,000.  Given the property was over- priced, it had sat on the market until the vendor was willing to consider most offers. Property Searchers made the vendor a first and final offer of $700,000 and after four days of nervous waiting the vendor accepted.  Our client could not believe it!!

The moral: List price is no indication of value, in this case a near 20% reduction from the list price!

4. Investor - Brisbane based investor with budget of $480,000.

The client gave Property Searchers the brief to find an ‘A’ class asset in a key location within 6km of the city within his limited budget of $480,000. Capital growth was paramount so we looked in key suburbs for existing house and land that may have required minor cosmetic work. Property Searchers found a property that had been on the market for over twelve weeks and originally listed for $575,000 which was valued by the Property Searchers team at $540,000. As usual we had monitored this property for some time, Property Searchers made the vendor a first and final offer of $480,000 and had it accepted within twenty four hours. Our client was extremely happy.
 
The moral: Again list price is no indication of value, in this case 6% came off the asking price, just on valuation!
