Managing your property like an important asset

We’re not just another Property Management Department.  No, we are solely a Property Management agency.  No sales at all. We have a strong affiliation with Property Searchers (buyer’s agency) but have no sales arm.  And how does that help you?  Our total focus is on Asset Management – your asset, our management.  We want your property management experience to be a positive one so that you will grow and expand your portfolio of properties over the years. 

 

How often have you heard people moan that they should never have sold such and such a property because look how the prices have risen now!  With astute buying choices and professional proactive management, your asset will perform well over time.

 

When we inspect your property for the very first time, possibly to do a Rental Appraisal while you are getting the Building and Pest Report, we are conscious of your need to have an asset which returns a good rate of return.  We are also conscious of the many legislative minefields that are out there – tenancy legislation, fire & safety legislation, public liability issues.

 

When we inspect your property during the tenancy, at Periodic Inspection times or with prospective tenants, we consider the state of repair, what little things can be done to produce a better rent, what things may need to be done to meet your obligations as a landlord, what things you could be planning and budgeting for to increase your equity in the property.  Obviously we are inspecting the property to check how well the tenants are looking after it as well. 

 

At times we need to point out the distinction between this inspection and a final Exit inspection.  It is not a Housekeeping competition and while it makes our job so much more pleasant when the properties are presented like display homes, unfortunately it doesn’t always happen.  Our concern is - do they look after it, is their behaviour damaging the property in any way and are your long term interests being taken care of.  Persistent neglect and lack of cleanliness can impact on the property and we will report that to you and to the tenants.  But general untidiness is not a hanging offence.  Good care of the gardens and lawns is important.  We hate to think that our managements look like ‘rentals’ – and this is something that we stress with tenants during the Lease Signup.  They have exclusive use of the property to make it their home – please make sure it looks like that.

 

Should you wish to inspect a property with us, please let us know.  It may mean a slight re-jig of our schedule, but never anything insurmountable.  We value the opportunity to discuss your long term plans and point out where extra dollars can be squeezed out.
