Feel right at home.

Suburb in Focus: Stafford Heights

Location:  7.5kms North of Brisbane CBD

Median house price:  $476,600

Growth, 12 mths to Sept-10:  1.1%

Growth, past 10 years:   13.03%

Housing type:  detached houses 99%
Owner occupied:  73%;  Rented:  27%

Located just beyond the “inner ring” character suburbs near the CBD, Stafford Heights comprises mainly post-war houses built in the 1960s and 70s – just a little more modern than its neighbouring suburb of Stafford characterised predominantly by 1950s weatherboard and asbestos housing commission properties. The Department of Housing is divesting more and more of its properties in both areas, providing opportunities for bargain hunters.

Prices in Stafford Heights lag behind neighbouring suburbs a little closer to the CBD, but with escalating housing affordability issues in Brisbane, more and more first home buyers and investors are seeking out quality properties in Stafford Heights, which has given rise to increased renovation activity in the area.

Stafford Heights is still affordable, and is relatively close to the CBD, and has good access to the Airport and Sunshine Coast as well. This combined with many properties being elevated with views – some even with city views – we expect to see prices increasing in the short term.
