  I wanted to let you all know how fantastic I thought Sue Aspinall was during the several months she assisted me with buying a house.  Sue is a true professional.  I found her empathetic and strategic in all her dealings with me and more importantly – with real estate agents!  Sue was efficient at prioritising and balancing her work in line with my needs as a client.  I liked the way Sue quickly grasped the type of property I was interested in and then endeavoured to only show me potential possibilities.  Sue also quickly picked up on when to ‘gently encourage’ me (or not!) That is a true art form and an interpersonal skill that not everyone has.  Also importantly, Sue at no stage talked down to me.  I was given useful information and advice about real estate in a truly understanding manner.  In the end I bought a house that I love and at a great price - thanks to Sue’s keen negotiation skills.  (I think Sue was very patient with me and has a great sense of humour – that’s very important!)

   

  Amanda was terrific with her ongoing support during the process and especially once the purchasing ball started rolling. Everything, including inspections, answering my queries etc, moved smoothly and quickly!

   

  I would also like to add that Jan Grant is great to have as a property manager and took care of me very well in the beginning stages of getting my property ready for renting.  Jan had excellent advice and was always quick to follow up and support when required.

   

  In summary – I think Property Searchers is a great team that obviously works well together, backs each other up where and when it is needed and is respectful of clients’ wishes.

  Just a quick note to thank you for the manner in which you introduced a buyer to one of my properties which led to the subsequent sale. I appreciate that the advice which you gave to them prior to entering the contract mitigated some risks that they may have otherwise been exposed to had they undertaken the negotiation without your experience.   In Dec 2007 I moved to Brisbane from the ACT in advance of our family to look for our next family home. As we were armed with a list of potential investment areas that seemed to meet our selection criteria, but little local knowledge, it was invaluable to us that you and Carolyn were immediately able to eliminate nearly all our selections, down to a couple of potential areas which you confirmed were indeed worth considering. We would have had to take numerous flights up to Queensland over many weekends solely to attempt this process, and even so would not have had the assurance that we were making a truly informed decision. That alone saved us the cost of your fee.
  
  In addition, we were very pleased with the detailed photographs and property descriptions you provided when we were actually viewing potential properties. We very much appreciated your willingness to discuss the properties by phone when necessary for as long as we needed to.
  
  We were very satisfied with your approach to the valuation and negotiation process. We felt that we ultimately paid the vendors a fair price for the property, but not one that was unreasonable, and we were pleased that you were able to negotiate the price down by several thousand dollars, since our budget was genuinely limited. We also felt that this property was the best one we could have found for our budget in the area, and that it met all our hopes and selection criteria.
  
  The good news for us later was that the property was rented out 5 days after settlement, at a rent $40 higher per week than you had predicted. So our cashflow was ultimately better than we had anticipated. Also, the agent we rented it through was very impressed with the purchase price, and felt they could have marketed it at $40,000 more than we paid, and sold it at $30,000 more. That is over 10% more than our purchase price, and is testimony to both the growth rate in the area and your finding and purchasing skills.
